Terms and Conditions
Thank you for choosing to stay at the Texan Guest Ranch, we look forward to welcoming you as our guest. By making this booking you are entering into an agreement with us. Please read our terms and conditions of booking below.
Reservation/Rates: Our rates include accommodations in fully furnished units including fully equipped kitchens. We provide basic cable, high speed internet, and weekly maid service. A nonrefundable reservation fee is required to reserve the unit requested for dates specified. Upon check in the reservation fee will convert to a refundable security deposit, if all terms and conditions have been met. First month is due and payable at check-in. Housekeeping is once per week which includes changing linens, dusting, sweeping floors and cleaning bathroom. Linen services include sheets, pillowcases and 3 towel sets per person per week. (Tenants may opt to provide their own linens for a 5% discount off the rental rate of their unit)
Cancellation and Deposit: Bookings will only be considered confirmed once deposit and payment have been received. We may cancel a reservation for which a deposit or payment has been made (or if occupancy has already occurred, terminate the right of occupancy) under the following circumstances:
- Any misrepresentation made by a tenant in connection with the reservation
- Violation of any terms and conditions or rules and regulations of the Texan Guest Ranch
- Failure or refusal to pay any balance due at time of check in or during occupancy
- Any illegal activity or illegal possession, use, sale, distribution of a controlled or illegal substance by any tenant or guest anywhere on Texan Guest Ranch property
- Possession or consumption of alcohol by minors
- Intentional or reckless damage of property by a tenant or guest of Texan Guest Ranch
- Violence or threats directed to staff or guests of Texan Guest Ranch
- Loud, vulgar or lude behavior or language by any tenant or guest that creates a disturbance
- Failure to observe quiet hours( 10:00pm-7:00am)
- Discharge of a firearm
- Use of unit for commercial use
Texan Guest Ranch will refund tenant’s deposit within 30 days of vacancy after tenant has met all the terms of this agreement, returned all keys and has left the premises in a clean and orderly condition. An automatic cleaning fee of $50.00 for 1 bedroom units, $75 for 2 bedroom units, and $100 for larger units is our standard cleaning charge and will be deducted from the deposit. Dishes must be cleaned and put away and trash removed prior to tenants leaving.
Continuation of Occupancy/Vacancy: A Monthly Lease will automatically renew on a month to month basis unless written notice of termination is given by either tenant or management at least 10 days before the end of agreed lease term. Failure to do so may result in reserving the unit to another guest.
Repairs/Damage: Tenant is liable for any damage to the premises caused by intention or negligence by tenant, his agents, employees, or guests. Tenant must call in request for repairs to management and allow workable time to complete repairs. Replacement of batteries and light bulbs are the responsibility of tenant.
Inspection: Texan Guest Ranch retains the right to enter for maid services, repairs and inspections at reasonable hours. If the property is not being properly cared for, tenant will be required to pay additional deposit or vacate so that the Texan Guest Ranch is protected against damage.
Tenant Occupancy: Unit shall not be occupied by anyone other than those specified at check-in and limited to 2 person occupancy per bedroom (1BR=2, 2BR=4, 3BR=6). All our units are non-smoking ($200.00 fine if in violation) and no pets allowed. Furniture cannot be removed from unit and unit cannot be used for commercial purposes. A $25.00 late fee will be applied each day commencing on the 5th day after monthly rent is due.
Guest Policy: Overnight guests must register with front desk for maximum of 3 nights (request a rollaway bed from office; no sleeping on sofas)
Lock out Service– No charge for 1st occurrence; $10.00 for second occurrence and $25.00 each for subsequent occurrence.
Parking Unassigned: 1 space per tenant (trailers, boats, etc. must be preapproved and parked in designated area). Please register any overnight guest’s vehicle with the office to facilitate better security monitoring.
Mail Delivery: A private mailbox will be assigned to each long-term tenant. Mail for short term tenants and guests may be picked up at the mail center in the Lobby. UPS & FedEx delivers packages to the mail center in the Lobby.
Grounds & Facilities:
-Children must be supervised at ALL times. No one under the age of 18 is permitted to use the workout facility. No children in the pool area without an adult present.
-Speed limit at Texan Guest Ranch is 5mph. Pedestrians have right of way
-Lobby is open from 7am-7pm Mon-Sat, complimentary coffee and daily paper available
-Dining Room and Kitchen Use must be approved and scheduled by management
-Pool, Laundry and Workout Facility hours are 7am-10pm daily (tenants only)
-Pergola and fire pit use hours are 7am-10pm daily
-Swimming pool: Maximum 2 guests per unit and tenant must accompany guests, must wear proper swim attire (no cut-offs, shorts, gym trunks, etc.) and follow all the rules posted in pool area. Please do not use TGR bath linens in the pool area: “pool towels” are available in a plastic storage container near the ice machine.
